See a recent Perth hoarder clean-up
This wasn’t a small clean-out.
Our team recently spent three days clearing a large-scale hoarder property in Perth, removing accumulated household contents, furniture and general waste from the property.
Extensive water damage and a serious spider infestation meant that nothing from the property was suitable for salvage or reuse.
But even when nothing can be saved, there can still be opportunities to divert materials from landfill.
During this clean-up, we diverted an estimated 1.44 tonnes of glass bottles through Containers for Change, based on our 60 kg per cubic metre diversion estimate.
Three days. A property cleared. An estimated 1.44 tonnes of glass bottles diverted.
Take a look inside a recent three-day Perth hoarder clean-up.
Why we’re transparent about the numbers
Our diversion figures are estimates based on the volume of material diverted and our tracking methodology. They’re not weighbridge measurements unless specifically stated.
We’d rather be clear about how we calculate our numbers than make claims that sound better than the reality.
In this case, nothing was suitable for salvage or reuse — but an estimated 1.44 tonnes of glass was still diverted through Containers for Change.
Hoarder clean-ups are rarely just “a bit of rubbish”
When a property has accumulated a large amount of belongings, the job can quickly become much more complicated than a standard junk removal.
There may be:
- Rooms that are difficult to access
- Furniture and appliances that need to be moved
- Large quantities of household contents
- Garages, sheds and outdoor areas packed with belongings
- Heavy or awkward items
- Years of accumulated possessions
- Items affected by water damage or pests
- Large volumes of general waste
- Time pressures around a property sale, tenancy or estate
Trying to handle everything yourself can take days, weeks or even longer.
That’s where we come in.
How our hoarder clean-up service works
1. Tell us what you’re dealing with
You don’t need to have everything figured out before contacting us.
Send us some photos, give us a rough idea of what’s involved, or arrange an assessment if the job needs a closer look.
We’ll work out what needs to be removed and what sort of crew and truck capacity the job is likely to require.
2. We assess the property
We’ll consider things such as:
- How much needs to be removed
- Access to the property
- Stairs and difficult access points
- Heavy or bulky items
- Garage, shed and outdoor areas
- The amount of labour required
- Items requiring specialist disposal
For larger clean-ups, we’ll make sure the job is properly planned before we start.
3. We do the heavy lifting
Our team handles the lifting, carrying and loading.
You don’t need to hire a skip bin, organise a truck or spend days carrying furniture and rubbish to the verge.
We load it. We remove it. We take it away.
4. We look for genuine diversion opportunities
Not everything removed from a property can be reused or recycled.
Sometimes items are simply too damaged, contaminated or deteriorated to be recovered.
When suitable materials are present, however, we’ll look for practical ways to divert them from landfill.
That might mean recycling, recovery or another appropriate disposal pathway.
5. You get the space back
Once the agreed items have been removed, you’re left with a cleared space that can move on to its next stage.
That might mean preparing a property for sale, handing it back to a landlord, making a home more usable, or simply getting control of an overwhelming situation.
What can we remove?
Every property is different, but our hoarder clean-up services can include the removal of:
- Household furniture
- Mattresses
- Whitegoods and appliances
- Broken or unwanted furniture
- General household clutter
- Cardboard and packaging
- Garage contents
- Shed contents
- Outdoor items
- Scrap materials
- Old household goods
- Large quantities of general rubbish
- Damaged household items
- Other unwanted contents around the property
If you’re not sure whether we can take something, ask us.
We’ll let you know if it’s something we can handle or if it requires a specialist service.
Who do we help?
Hoarder and extreme clutter clean-ups aren’t limited to one type of customer.
Families
Helping clear a loved one’s property can be physically and emotionally exhausting.
We can take care of the removal work while you focus on everything else that needs to be dealt with.
Property Managers & Landlords
When a tenancy leaves behind a property full of accumulated belongings, we can help get it cleared and ready for its next stage.
Real Estate Agents
If a property needs to be cleared before it can be photographed, listed or sold, we can handle the removal of unwanted contents.
Executors & Estate Representatives
Large property clearances often form part of a deceased estate.
We can assist with the physical removal of unwanted household contents and furniture.
Support Workers & Care Teams
If you’re helping someone whose home has become difficult to manage, we can provide practical removal support when you’re ready to tackle the physical clean-up.
Homeowners
Sometimes things simply get away from you.
You don’t need to explain or justify how the property got there.
You just need help getting it cleared.
Respectful, professional and without judgement
We understand that these jobs can be sensitive.
A property may represent years of someone’s life, and the person arranging the clean-up may already be dealing with a difficult situation.
Our job isn’t to judge how the property got there.
Our job is to help you move forward.
We’ll communicate clearly about what needs to be removed, what we can handle and what the job is likely to involve.
Safety matters
Large-scale clutter can create genuine safety issues.
Blocked pathways, unstable piles, heavy objects, sharp materials, pests and difficult access can all make a clean-up unsuitable for someone to tackle themselves.
Our team uses appropriate PPE and safe lifting and loading practices for the work we’re undertaking.
However, ne: junk removal is a junk removal and property clean-out service, not a specialist biohazard or remediation company.
Some materials require specialist handling and may need to be removed by an appropriately licensed contractor.
These can include:
- Asbestos
- Biohazardous materials
- Certain hazardous chemicals
- Other restricted or dangerous materials
- If something falls outside what we can safely and legally handle, we’ll tell you.
What happens to everything we remove?
We believe responsible removal means looking at what can genuinely be diverted before sending everything to landfill.
But we also believe in being honest about what happens to the items we remove.
Sometimes items can be reused.
Sometimes they’re recyclable.
And sometimes they’re simply too damaged, contaminated or unsafe to recover.
Our recent hoarder clean-up was a good example.
Because of extensive water damage and a serious spider infestation, nothing from the property was suitable for salvage or reuse.
We still managed to divert an estimated 1.44 tonnes of glass bottles through Containers for Change.
So while we can’t promise that every clean-up will result in reusable items or large amounts of recycling, we will always look for practical opportunities to divert suitable materials from landfill.
Our approach
♻️ Recycle where practical
Suitable recyclable materials are separated where possible.
❤️ Reuse where genuinely suitable
If an item is in an appropriate condition and has a realistic reuse pathway, we’ll look at those options.
🗑️ Dispose responsibly when there’s no alternative
Water damage, contamination, infestation and severe deterioration can make items unsuitable for reuse or recycling. When that happens, they need to be disposed of appropriately.
We’re not going to tell you something was “saved from landfill” when it wasn’t.
A big clean-up doesn’t have to happen all at once
Some properties can be cleared in a single visit.
Others are simply too large.
If the property requires multiple truckloads or several days of work, we’ll plan the job accordingly rather than trying to squeeze everything into a single visit.
The recent Perth clean-up we completed took our team three days.
That’s okay.
Large jobs are large jobs.
What matters is having a realistic plan and getting the property moving in the right direction.
How much does a hoarder clean-up cost?
There isn’t a standard price for a hoarder clean-up because no two properties are the same.
The cost can depend on:
- The volume of material
- Number of rooms and areas involved
- Amount of furniture and bulky items
- Access to the property
- Number of crew required
- Number of truckloads
- How long the clean-up is expected to take
- Any items requiring additional disposal arrangements
- The PPE required for our crew to complete the job safely
For larger clean-ups, we’ll assess the job and provide an estimate based on what actually needs to be done.
The easiest way to get started is to send us photos of the property and tell us a little about the situation.

Not sure where to start?
That’s completely understandable.
You don’t need to clean everything up before contacting us.
You don’t need to sort every item into piles.
And you don’t need to know exactly how many truckloads you’ll need.
That’s what we’re here for.
Send us some photos, tell us what’s happening and we’ll help work out the next step.

Frequently Asked Questions
Do you clean the property as well as remove the rubbish?
Our service is focused on the removal of unwanted items and rubbish. We clear the agreed contents and leave the space ready for the next stage. Specialist deep cleaning or remediation may require a separate contractor.
Do I have to be at the property?
Not necessarily. Depending on the circumstances, we can discuss access arrangements with you before the job.
Can you remove everything from a house?
We can remove a wide range of household contents, furniture, appliances and general rubbish. Some hazardous, restricted or specialist materials cannot be handled by our team.
Can you clear garages and sheds too?
Yes. Garages, sheds, outdoor areas and other parts of a property can be included in a larger clean-up.
Can you remove usable furniture?
Yes, where items are genuinely suitable for reuse or donation. We won’t describe damaged or contaminated items as reusable when they aren’t.
Do you work with property managers and real estate agents?
Yes. We assist property managers, landlords, real estate agents, families and estate representatives with large property clean-outs.
Do I need to sort everything before you arrive?
No. You can tell us what needs to go and we’ll handle the physical removal. If there are specific items that must stay, make that clear before the job begins.
Can you handle a very large clean-up?
Yes. Larger jobs can be planned over multiple truckloads or multiple days depending on the size and requirements of the property.
What if I’m embarrassed about the condition of the property?
You don’t need to be.
We’ve seen properties in all sorts of conditions.
Our job is to help, not judge.
